Connaught House, Guildford
A
multilevel office building, of approximately 25,000 sq ft, which in the early
1990's was entirely vacant and in need of refurbishment. Integrating the
day-to-day management facility together with input over the re-marketing of the
building, full occupancy was secured and continues to be maintained on the back
of the efficient operation of the building to ensure that both a quality range
of services are provided to tenants within a cost effective budget. Void
periods have been minimised over the last ten years through effective property
management. The client is a major international company and the premises were
surplus to occupation requirements, but with a long-term lease liability, a
cost effective damage limitation strategy has been achieved. |

Chaucer Business Park, Sevenoaks
Comprises of two business parks, one an older more traditional
industrial development, the other a number of more modern units. In total the
two estates comprises a number of units. Since the appointment, AMH have
radically overhauled the service charge arrangements that had been undertaken
previously on an ad-hoc basis. Appearance of the Estate has radically improved,
including an extensive overhaul of outstanding Health and Safety obligations.
Further remedial works, not previously undertaken by the former owners of the
Estate, including repairs to service roads, and maintaining and enhancing the
appearance of the Estate and ultimately the investment value of the various
properties on it. |

Melita House, Chertsey
Melita House is a modern office building over four floors close
to Juntion 11 of the M25. Since appointment, AMH have undertaken an ongoing
review of the service charge in order to reduce the budgets. A full programme
of works has been implemented by AMH to refurbish various floors within the
building as well as the communal areas and exterior. Furthermore Hurst Warne in
conjunction with AMH have let varioud floors within the building. The client of
the property is based in the US. |

Fleet Business Park, Fleet Providing a quality estate management
service for privately owned business parks, these two examples are mixed use
business parks. Our success in this type of property management involves
effective and regular estate management procedures with strict cost control and

Fleet Appointed by a head lessee, a major financial business, to
undertake the day to day management of about 44,000 sq. ft of offices in two
prime town centre office buildings. One building is fully sub-let and the other
is part sub-let. We are undertaking a review of all of the service costs for
each building as well as completing audit reviews on all key management
compliance issues such as Health & Safety, DDA, Asbestos, Water
chlorination, Landscaping etc. In addition we are undertaken a refurbishment
programme of the common parts. |
